A trade partner for turnover, not a one-off tradesperson
Repeat vacancies, tight turnaround windows, and exit condition reports that have to hold up when a tenant disputes them. We're set up around how property management actually runs.
- Turnaround booked against the vacate date
- Photo condition report on every job
- Tax invoice to the agency, not cash on the day
- Original parts only, fitted on a return visit at no extra call-out
Built for the parts of the job that cost you time
Most appliance call-outs on a managed property go wrong in the admin, not the workshop — access that was never arranged, a report that never arrived, an invoice made out to the tenant. That is what this is designed around.
Booked around the vacate
Give us the inspection date when you book and we fit the job before it. The service exists to clear an inspection, so the inspection date is what we schedule against.
Evidence, not assurances
Before-and-after photographs of the filter, seal, spray arms and tub, plus a written summary — sent to whoever booked the job so it goes straight on the file.
Invoiced to the agency
A tax invoice against your agency and ABN rather than cash on the day. We record the agency details against the booking so the invoice is right the first time.
One contact, whole rent roll
The same team across every property you manage, so you are not re-explaining the arrangement on each job.
End of lease dishwasher clean
Standard bond cleans wipe the door and move on. The parts an outgoing inspection actually flags — the fine filter, the seal fold, the spray arm jets, the sump — come apart with tools. Most bond cleaning contracts explicitly exclude them, and that gap is where bond disputes start.

Four steps, and three of them are ours
- 01
You send the job
Property address, appliance, the fault or the service you need, and the inspection or vacate date if there is one. Email is fine.
- 02
We arrange access
Give us the tenant's details and we book the arrival window with them directly, then confirm back to you. One less thing in your inbox.
- 03
We attend and document
The work gets done, photographed at each stage, and written up. If the appliance is faulty rather than dirty, you get that in writing on the day.
- 04
You get the report and the invoice
Photo condition report to attach to the file, tax invoice to the agency. No chasing.
Before you send the first job
Can you invoice the agency rather than the tenant?
Yes. Invoicing is available to verified real estate agents and property managers booking on behalf of a managed property — we record the agency name and ABN against the booking and issue a tax invoice.
Do you deal with the tenant directly for access?
If you would like us to, yes. Give us the tenant's contact details with the booking and we will arrange the arrival window with them, then report back to you.
What happens if the tenant is not home?
We will contact you before leaving the property. A no-access visit does attract a fee, so it is worth confirming access with the tenant before the window rather than after.
Open a trade account
Send us the first job and we'll set the agency up as we go — agency name, ABN and billing contact, and everything after that is one email.
